Housing Incentives Available!

  • Reduced Lot Cost--through the use of local infrastructure funds these lot prices have been greatly reduced. This area is an enterprise zone, which created another set of rebates available to participating contractors.
  • Winnebago County Housing Trust--This fund has been established to encourage new construction in Winnebago County. Homebuyers who build in Winnebago County are eligible for a $5,000 forgivable loan when the home is completed. This forgivable loan is not assignable to the builder so the buyer will recieve a 1099 from the county.
  • FCED Grants--Forest City Econonomic Development is administering two different grants for Forest City homebuilders.
    • The first grant is is made possible by funds received from Winnebago Industries and local businesses to encourage new housing in Forest City. This grant is for $4,000 upon home completion. Homebuyers may assign this grant to their builder to avoid the 1099. (1099 sent to builder eliminates negative tax consequence to buyer).
    • The second FCED grant is from IFA (Iowa Finance Authority). This grant is for $10,000. There are income guidelines that establish eligibility for applicants.
  • Developer Rebates--there is a $5,000 rebate available through the developer if you build within the first 25 months and an additional $4,000 rebate if you complete your home within 13 months.
