Modular Homes
- What is a modular home? A modular home is constructed in sections (or mods) in a protected environment. The sections are shipped to the site on specially designed carriers and set on the foundation. The modular home companies featured on this page all use conventional construction techniques--in other words they are "stick built" in a protected environment rather than on site.
- Modular is not the same as manufactured! Modular homes are constructed to meet the same national and state codes as site built homes. In contrast, manufactured homes are built to comply with the federal construction safety standards act (HUD/CODE), which requires homes to be built on a non-removable steel chassis. They are not appraised using the same standards as site built or modular homes. The structural requirements are not as stringent as national and state codes.
- Why buy modular? Modular Homes generally give you a better value for your money. Modular homes are built better than site built homes. Typically 20-30% more lumber is used in framing a modular. (They are built stronger for transport.) Most modular homes are glued and screwed together. Modular homes are professionally engineered for a lifetime of trouble free structural integrity.
- Advantages of Systems Built Homes:
- Structural Integrity--assessment teams for FEMA state in their report on building performance after Hurricane Andrew in Florida that "modular homes withstood the 135 to 155 mph winds of the category 4 storm, far better than the site built homes. Overall, relatively minimal structural damage was noted in modular homes in housing developments."
- Home Warranty--homeowners are provided with a 5 to 10 year structural warranty.
- Quality Control--homes are inspected by a third party inspector to insure the structure meets all code requirements.
- Moisure Control--many modular builders test for moisture content before lumber is accepted into their facility. This can make a big difference during the first years heating cycle.
- Price--contract is signed up front. The price cannot change. On site projects often have 10 to 20% cost over runs, which lenders often require the homebuyer to budger for. This can wreak havoc with a buyer's budget.
- Time--typically a home is delivered and weather tight the first day. Move in day is generally 30 to 90 days later. This greatly reduces interest expense.
